A professional AC service is more than just hosing down the filters. Here is a complete checklist of what a thorough maintenance visit should cover.
Indoor unit: Clean and rinse the air filters. Clean the evaporator coil with appropriate coil cleaner. Flush and test the condensate drain line. Check the blower fan for dust buildup. Inspect the electrical connections and terminals. Test cooling performance and measure supply air temperature.
Outdoor unit: Clean the condenser coil. Clear debris from around the unit. Check and tighten electrical connections. Inspect the fan blade and motor. Measure operating pressures and check for refrigerant leaks. Verify the compressor is drawing correct current.
System check: Record before and after temperatures to confirm performance improvement. Check thermostat calibration. Test all operating modes. Document any concerns and recommendations.
What is not typically included in a standard service: refrigerant top-up (charged separately as it requires diagnosis of the leak first), replacement parts, deep chemical wash (a more intensive clean for heavily soiled units).
